To the south of the center of Tivat there is an elevation, the territory of which is occupied by the Zupa Park. It is here, in the most advantageous point of view, in the middle of a cypress forest, where the remains of the Renaissance summer mansion of the noble Kotor family Byzanti are located. As you know, Tivat has been a city for only more than a hundred years. Before that, there was a village consisting of dachas of wealthy people from all over the country. At the beginning of the 16th century, the Bisanti clan found a plot of land suitable for the construction of a family estate. The large palace complex also included a family chapel, which was located a little away from the main buildings. However, the most significant and noticeable part of the palace area was the watchtower, which has been partially preserved to our time. How the Byzanti residence looked like before the rebuilding and decay can be seen in the surviving old photograph. Convenient paths were laid between the residential buildings. One of them led to a small private pier on the shores of the Tivat Bay. A beautiful park was laid out around the palace, which we can still see today.

In the 19th century, when the Austrians ruled the territory of Tivat, the Byzanti estate was acquired for the needs of the Austro-Hungarian army. The gleaming palace halls were converted into barracks for officers, and the ancillary premises were completely redone. The Austrians in Boka Kotorska Bay are remembered with gratitude. They were engaged in the improvement of cities, built roads, but did not care at all about historical buildings that are now of great value. Maybe because in those days there were such mansions as the residence of Bisanti, were of no interest.

After the Austrians, the Bizanti Palace in Tivat was inherited by the Yugoslav army. Now he has been abandoned by everyone. Only tourists and lovers of painting the walls come here. the territory of the palace is not guarded, so you can walk through the empty halls, imagining how everything was arranged here in the past centuries.
